The policies, terms, and conditions of the Studio on State Street are in place to guarantee a secure environment for everyone who visits. Please take the time to thoroughly review these policies. As the renter, you bear the responsibility of adhering to these guidelines, and you are also accountable for the conduct of your clients and guests. 

The Studio on State Street provides a secure environment where individuals of diverse backgrounds, ethnicities, races, sexual orientations, genders, abilities, ages, and sizes are warmly welcomed.

The Studio on State Street is located in the Dewart Building in downtown New London, CT. The Dewart Building is a professional space with secured entry and many different kinds of businesses as our neighbors. To be respectful of the studio and our building neighbors:

• No illegal drugs, marijuana or alcohol are permitted in the Studio on State Street.

• No smoking, of any kind.

• No weapons (including but not limited to firearms and knives) are permitted.

• No creation of sexually explicit/ pornographic content is permitted.

• No glitter or confetti is allowed.

Renters are accountable for any damages resulting from them and/or individuals in their group. The Studio on State Street reserves the right to determine damage fees.

Feel free to utilize the studio's props, furniture, and equipment, but do so respectfully. Lift, rather than drag, couches or props to prevent floor scratches. Damage or cleaning fees may be imposed at the discretion of the Studio on State Street.

Handle backdrops with care, and written approval is required before conducting cake smashes. Any cake smashes on our backdrops without prior consent will incur charges for cleaning and replacement, as deemed necessary.

Renters must maintain the studio in its original condition upon arrival. Any messes must be tidied, and furniture should be returned to its initial position. Failure to leave the studio in an orderly state may result in damage and/or cleaning fees, subject to the discretion of the Studio on State Street.

Please dispose of your trash in the garbage cans in the studio and return items to their original places before departing, ensuring neatness. 

Reschedule, Cancelation, and Refund Policy

• Bookings are paid in full when you book. 

• The Studio on State Street does not offer cancellations or refunds. 

• You can reschedule up to 7 days before your booking. Within 7 days of your booking, no reschedules will be permitted and your payment will be forfeited.

• If you fail to show up for your booked session, you forfeit payment. No refunds are permitted.

• The time you book includes your setup and cleanup time. If you are not done by the end of your rental period, an overtime fee will be assessed.
  
  Insurance
  We do require proof of insurance to rent the studio. If you do not have business insurance, you may book through our Peerspace listing, which includes insurance in the booking fee.
